Annual meeting — Thursday, 7:00 PM
Quorum required. Proxies accepted at the clubhouse until 6:45 PM.
PonyHOA reads every text and email your association gets, drafts the answer your governing documents already contain, and proposes what to do with the rest. A board member sends. Nothing goes out that you did not release.

There’s been a boat parked in the driveway at 41 Alder for about three weeks. Is that even allowed? And who do I tell?

Thanks for flagging it, Dana. Boats and trailers can’t be kept in driveways for more than 72 hours under Article VII, Section 3 of our CC&Rs. I’ve passed 41 Alder to the board so they can follow up directly.

Held for review. Every proposal waits for a person.
They share the same memory: your governing documents, your message history, and every decision your board has already made.
Residents ask. It answers from your documents.
Ask in the resident portal and the answer comes straight back, pulled from your CC&Rs, bylaws, and past board decisions, with the section it came from attached. Ask by text or email and the agent drafts the same cited answer for a board member to release.
Refuses to guess. No matching section, no answer.
How it worksReads everything that comes in and decides what happens next.
Email, text, and portal messages land in one queue. The agent reads each one, categorises it, drafts the reply, and proposes what should happen next: a ticket, an assignee, or an escalation to the board. A board member releases it.
One proposal per message, with its citations and a confidence score.
How it worksTurns a neighbor’s snapshot into a tracked case.
A resident texts a photo of the trailer on the lawn. The agent matches it to the rule it breaks, opens the case against the right lot, assigns it to your manager, and drafts the notice on your letterhead. Today you log the case and the notice yourself; the agent that does it for you is in preview.
In preview. Violation cases and notices are live and manual today.
How it worksThe agents draft, you send. That is the whole of it right now: nothing reaches a resident that a board member did not release. Letting low-risk categories send themselves, one at a time and above a confidence line you choose, is the next step and is in preview.
How it works today, for every category. Each reply waits in the queue with the agent’s reasoning and citations attached until a board member sends it.
Today every proposal waits for a person, without exception. The controls that will let low-risk categories send themselves above a confidence line are built and not yet switched on.
Every proposal carries the sections it pulled, how sure it was, and why. On the tool-using agent path the whole run is written to the record; browsing those transcripts from the dashboard is in preview.
Dues balances and violation history never leak into a reply to a neighbor. Standing shapes routing, not wording.

What's the pet policy?
Two domestic pets per lot, under 50 lbs, leashed in common areas. — CC&Rs Art. VII §3
Can I appeal that?
Yes — the board hears variance requests at the monthly meeting. Want me to add you to the agenda?
Grounded in your documents. If the answer is not in them, it says so and hands the thread to the board.
An agent is only useful if it can reach people. PonyHOA started as a text messaging platform and grew an HOA around it, so the agents send on rails most other platforms bolted on afterwards, or skipped.

Annual meeting Thursday 7:00 PM at the clubhouse. Quorum required — please reply Y if you plan to attend.
Y — and can I send a proxy?
Yes. Proxies accepted until 6:45 PM. CC&R Art. IV §2.
Residents reply. Answers land in the board inbox, threaded per member, urgent ones tagged first.
Reply 1 for yes, 2 for no. No download, no login, and a real quorum count.
Alert, follow-up, all-clear — one workflow for boil-water notices, outages, and storms.
A resident texts a photo and a sentence; it becomes a ticket with a category and an assignee.
A schedule you set, with an escalating tone and delivery receipts attached.
Notices go by text with proof of delivery, so the notice itself is never the dispute.
Residents hear the moment a request is triaged, scheduled, or closed.
Opt-in and opt-out captured, timestamped, and exportable. STOP and START handled natively.

"I never got the notice" is the sentence that ends most enforcement. Each message PonyHOA sends is logged with a timestamp and a delivery state, per lot, exportable whenever counsel asks.

Walk the property, log what you see, attach a photo. The notice goes out on your schedule, text first with email as fallback, and escalation runs itself on the timeline the board set.
A vendor should never see the directory. A resident should never see the ledger. Access follows the role, by default.
Broadcasts, ballots, violations, and the directory in one place. Roles match how boards actually work — president, treasurer, secretary, board member.
Requests, documents, and scheduled reminders keep residents unblocked. Each community gets its own number, so threads never cross.

Residents read announcements, pay dues, submit requests, and vote — from a phone, with nothing to install.
"We stopped juggling four tools the first week. One tap to text a meeting reminder, violations logged from the sidewalk, and the directory finally stays current."
"It answers the same five questions residents ask all year, pool hours, pet rules, dues balance, before I ever see them. What reaches me is the handful that actually needs a board. Saturday mornings are mine again."
"Texting 230 owners used to mean a spreadsheet and my personal cell. Now it is one message, drafted for me, with replies threaded per resident."
Upload your governing documents, point your number and email at them, and read the first week of drafts. You will know by Friday whether to hand over the keys.
